Why use this calculator
Not all home renovations provide equal returns. This calculator helps you understand which improvements add the most value to your property, so you can prioritize renovations that maximize your investment.
How to use it
Select the type of renovation you're considering, enter the estimated cost, and your current home value. The calculator uses industry-standard ROI data to show how much value the renovation will add to your home.
The formula
Value Added = Renovation Cost x Industry ROI Rate. Net Cost = Renovation Cost - Value Added. New Home Value = Current Value + Value Added. ROI rates are based on Remodeling Magazine's annual Cost vs. Value Report.
Worked examples
A $25,000 kitchen remodel on a $400,000 home
Adds approximately $18,750 in value (75% ROI), increasing home value to $418,750
A $4,000 garage door replacement on a $300,000 home
Adds approximately $3,800 in value (95% ROI), one of the highest-return improvements

Tips

Questions people ask
- Why doesn't any renovation give 100% ROI?
- Homebuyers factor in the age and condition of improvements. A brand-new kitchen installed today will be several years old by the time you sell. The ROI reflects what buyers are willing to pay above comparable homes.
- Do these ROI figures vary by region?
- Yes, ROI varies by location. High-demand markets tend to see better returns. These figures represent national averages from industry reports.
- Should I renovate before selling?
- Focus on high-ROI improvements and cosmetic updates. Major renovations right before selling rarely recoup their full cost. Curb appeal items like landscaping, paint, and garage doors offer the best returns.
